This unprecedented method allows us to eliminate the unknowns which can delay transactions in traditional real estate sales.  From home inspections to market evaluations, our streamlined process before the listing can help avoid roadblocks that would cause a deal to be renegotiated or deteriorate.

Buying this way

This process begins with an initial consultation on a certain property of interest or a range of listings in our market that you would like to see. If it is a Twin Creeks Realty listing it will generally have information such as property inspections, surveys, septic and termite clearance letters, market valuations, and sometimes clear title commitments already done on the front end. This does NOT mean a buyer can not perform his or her own inspections/ due diligence but gives them a headstart that way they can make an offer that includes all the terms they wish to ask seller for on the front end. This way when an offer is made and negotiated all the terms of the agreement are set without the roller coaster of emotions along the way. This does mean the buyer will have to come up with a negotiated non refundable deposit that typically will be held at a local title/escrow company but the deposit can still be accounted for with your lender and be directly used towards proceeds needed at closing. With removing the contingencies on the front end and getting a signed contract with the seller, everyone can move forward with confidence that the process is more of a formality and everyone can look forward to their new chapter of property ownership.

 Selling this way

This process starts with setting up inital consultation to view the property and let us set expectations of value as well as get a road map to the prcocess of selling. Every property will have different elements such as surveys, septic clearances, title work, inspections that will need to be done on the front end of the marketing to ensure as smooth of a transaction as possible when a contract is negotiated. Seller can feel more at peace moving forward with closing knowing the sale is moving forward with little or no contigencies.

Buying this way

Buyers know that the Seller is committed to selling the property. The Buyer also is actively committing to the purchase price, as the Buyer is actively doing the bidding. The closing date will be immediately set. The Buyer can assume the property usually at a faster rate than a traditional sale. Buyers feel that they are all competing fairly and with all other Buyers. Buyers can review Twin Creeks Realty's due dilliagence forms as well as perform their own inspections prior to the sale, so that they know exactly what they are purchasing.

Selling this way

The sale is accelerated, and on auction day, after bidding has closed, it is immediately set for a closing date. All Buyers have been financially screened and come prepared to buy. Seller will know on the day of the auction the exact price of the sale. Seller sets terms and conditions of the sale with the Auctioneer. Property is sold “as is,” and with no contingencies. Buyer will always be required to put up a nonrefundable deposit, typically 10% of sales price. There is a 99% successful closing rate. Back-up bidders’ information are held in the event something occurs with the winning bidder. Your property will be marketed to a full range of the buyer pool for the market of the Seller’s property. This auctioning process actually allows your property price to go up instead of down. With our accelerate sales, our Sellers do not have to worry about not being a part of this process.
